How this planning range works
The tool applies published 2026 Northwest Arkansas installed material ranges to the roof area. The source is regional contractor price guidance, not a sample of Pea Ridge invoices.
Known roof surface area is the most direct input. A roof footprint is the horizontal area covered; the tool uses the entered pitch to estimate a simple sloped surface. Multiple pitches, dormers, complex geometry and overhangs require actual measurement.
The base example includes ordinary tear-off and installation. Extra layers, deck or structural repairs, complicated access and scope changes are not separate allowances in this model. Changing pitch for a known surface area checks material suitability; it does not add an invented labor surcharge.

A two-story home’s living area includes both floors. Its roof covers the footprint, garages and overhangs, then adds surface according to the slopes. A complicated roof does not behave like one simple rectangle. That is why a house listing is not a roofing measurement.

Is this the price I will be offered?
No. These are regional planning figures with stated assumptions. The contractor’s measured, written proposal sets the offered price and scope.
Why do two roof proposals differ so much?
They may name different materials, remove different layers or handle flashing, ventilation and concealed damage differently. Read those items before treating the lower total as the same job at a discount.
Should I use the square footage from my real-estate listing?
Not as actual roof surface. A house listing usually measures living space. Keep the example or use a roof measurement already provided by a contractor.
Does the tool include insurance payments?
No. It estimates a project budget, not coverage or your policy payment. Deductibles, depreciation, exclusions and approvals are separate questions.
