Roof condition checks after moving in
Look from a safe place for the things you can readily see: a stain, a shingle in the yard, water spilling behind a gutter. Tell the roofer about them and about any repair information the previous owner left. Stay off the roof; testing a brittle shingle is not a homeowner task.
The inspection needs to connect visible symptoms with current roof condition. A new-looking surface may cover older details. An older roof may have one limited repair need. Neither the purchase date nor the house’s appearance decides the answer.
Roof records to keep after repairs
When you receive roofing documents, keep the proposal, invoice, product line, date and any warranty together. Save the scope of a repair, not just a photograph of the finished patch. A later roofer can then understand which detail changed and what was left in place.
That record is especially useful if another trade later adds a vent, services equipment or works near flashing. It provides a starting point for responsibility without assuming that the latest person on the roof caused a problem.
Roof warranty transfers after buying a home

If no warranty paperwork exists, the roofing decision can still move forward. Current condition and a clear proposed scope matter more than a guessed installation date.
